Property owner, Hudson Pacific Properties, was tasked with upgrading a four-story, full-city-block parking structure at Gower Studios in Hollywood, California. A main area of concern was the lighting, because in addition to day-to-day parking, the building is used extensively for filming. As the existing lighting was inadequate for this function, a major focus of the upgrade was the addition of robust and efficient lighting throughout.
Gower Studios’ construction policy required at least three contractor bids. To comply, Monterey put together a budget for the materials and identified three trusted contractors who bid with the guarantee that they would each bid for the exact same product and service. When the bids came in, they were within 10% of each other. Hudson Pacific chose the bid that not only worked with the budget, but more importantly, provided the results they were trying to achieve. Throughout the bidding process, the client had access to all pertinent information, from product costs to lead times to accurately evaluate the three bids.
After the fixtures were installed, we quickly realized that due to a defect on the Hubble lenses, many of them were beginning to shake loose from the vibration of the cars driving through the garage. We immediately notified Hubble, while the contractor developed a temporary fix to keep the lenses in place. The lenses were remanufactured and installed in just 3 weeks. By avoiding unproven and low-quality manufacturers, we were able to resource Hubble’s robust support system and fix the issue quickly and at no extra cost to our client.
